As trusted property stylists, we have our ears to the ground when it comes to selling a home. We have professional, collegial relationships with real estate agents who know the ins and outs of the trade. We worked with a large number of tradespeople who report on trends and shifts in the market. We’ve worked with countless clients and we’ve seen boom times and dips.
And we want to let you know what we know.
The Proof Is In the Data
Our busiest time as property stylists is definitely during Spring. Tis the season for fresh starts, new beginnings and promising returns on investment. But that’s not to say this is the only time that people are selling a home.
There is a market year-round for properties and there are always people looking to purchase. There’s no PERFECT time of year to sell but there are perfect ways to make the most of any given opportunity.
Selling a home in Winter and the ‘off season’
Market competition is lower during the winter months as a lot of people are holding off for the warmth. This can definitely work in your favour if you consider the basic laws of supply and demand. A gorgeously styled property will provide shelter from the cold for those out hunting for their perfect homes.
Better weather in Australia also means that the Christmas, New Year and holiday seasons are approaching which would impact foot traffic coming to your open homes. Imagine if you listed in November and then the silly season meant that your property lingered on the market until January because people were just too busy with their families to consider beginning the purchasing process. While it’s true that professionally styled properties stay on the market for far less time than their un-styled counterparts, it’s made more difficult for you if the market is completely flooded.
Oh, The Weather Outside Is Frightful
There’s never going to be an absolutely perfect time to sell. If there were, that’s when everyone else would be selling too! What you can do, however, is maximise your potential to gain the biggest possible return.
Let it rain, let it rain, let it rain!
